When people hear Data Center, they often picture a large building filled with thousands of servers

That is true, but only part of the story.

This is why Data Centers are increasingly viewed as high-tech infrastructure assets, rather than simply technical facilities. CBRE ranks Data Centers as the second most prioritized alternative asset for investment in the Asia-Pacific region in the 2025 survey.

Vietnam is facing a significant infrastructure gap

According to Savills, Vietnam had approximately 524.7 MW of designed Data Center capacity in 2025, with capacity projected to reach around 950 MW by 2030.

Another perspective is also very noteworthy:

Cushman & Wakefield estimates that Data Center development costs in Vietnam are currently around USD 7.2 million per MW on average, while the market remains at a relatively early stage of development.

This creates an interesting investment equation:

Demand is growing, while the infrastructure required to serve that demand is still being built.​

But Data Center investment is not simply about owning land

This is one of the most common misconceptions.

Having an attractive piece of land does not automatically make it a good Data Center site.

A viable location needs to bring together several critical factors:

Reliable power + connectivity + suitable regulations + room for expansion + customers.

Among these, power is increasingly decisive.

A project may have land, capital and technology, but without sufficient and reliable power, it cannot operate at its intended scale. Cushman & Wakefield currently identifies access to electricity as one of the important factors for the feasibility of Data Center projects in Vietnam.

A different way to look at Data Centers

Think about a Data Center through three layers:

1. Asset

Land, buildings and physical infrastructure.​

2. Infrastructure

Power, connectivity, technology and operations.

3. Cash Flow

Customers paying for Data Center capacity over the long term.

Therefore, the value of a Data Center is not simply determined by its land or construction cost.

Its real value lies in the ability to turn infrastructure into usable capacity — and usable capacity into long-term cash flow.

Where is the real opportunity?

This is the more important question for investors.

An investor does not necessarily need to build and operate a Data Center directly.

Opportunities can exist across the wider ecosystem:

• suitable site development;
• power infrastructure;
• energy;
• connectivity;
• Data Center development;
• cooling technology;
• equipment;
• operations;​
• AI infrastructure;
• project finance and investment.

When an industry grows, value is not created only by the final product. It is also created by the ecosystem that makes that product possible.​
